Redevelopment of a family run hotel in Dar es Salaam
The Hotels and Leisure Team has been appointed to undertake a feasibility study into the viability of redeveloping a family run, 30 bedroom hotel in Dar es Salaam, sited on a 3,700 m² plot.
A positive site visit and subsequent research indicated the strength of the corporate hospitality sector, with the majority of hotels realising occupancy levels of 80%. Africa, in particular East Africa, has become the focus of many of the larger hotel chains.
Consequently the team has recommended developing a 200 room, upmarket branded conference hotel with fine dining and bistro restaurants, casino, spa, pool and bar area.
The team has also suggested that the owners enter into a management contract with a leading international hotel brand. This means that the brand will not only allow the hotel to use its name and reservation system, but it will also take full responsibility for the day to day management. More importantly ownership of the property will not change, enabling the hotel to remain in the family as it has done for several decades.
A number of leading brands have expressed interest in the development and the team is set to undertake operator selection shortly.
